Terms and Conditions

We hope you enjoy your stay with us and we look forward to making it as comfortable and enjoyable as possible. 

Booking and Payment:     

Banyan Tree Resort accepts Visa and MasterCard. We do not accept Diners Club or American Express cards. A valid credit card is required for security at check-in.   

Full payment is required at the time of booking. If payment is not received by the due date, Banyan Tree Resort 

reserves the right to cancel the booking.  

Extra Persons Policy:   

Please note that extra ‘adults’ will incur an additional charge of $35.00 per person. Guests 16 years and older are classed as ‘adults’. Extra ‘children’ will incur an additional charge of $15.00 per person. Guests 15 years and younger are classed as ‘children’. Our minimum check-in age for accommodation is 18 years of age.  

If you have unregistered guests visiting the resort, they must vacate by 10pm. 

Accommodation Refund Policy:                                                                                   

Banyan Tree resort has a non-refundable and non-transferable policy and full payment is required at the time of booking. No modifications are accepted. If you do not show up for your booking or terminate your booking early after you have checked in you will be charged the total of your reserved stay. You will be charged the total of the reserved stay under all circumstances.  

Security Deposit:  

On arrival, security is required in case of any incidental charges, a credit card with available funds will be required and kept on file for this. If you do not own a credit card a cash bond of $150.00 for security on incidental charges will be required. A form of photo ID will also need to be provided. $150.00 cash bond will be refunded after a final room inspection conducted by housekeeping is completed. Management reserves the right to request a pre-paid bond either being cash or card at any time & at their discretion. No funds will be issued for any reduction in stay after check in. 

Check-in and Check-out:   

Standard check-in time is 3.00pm. The name of the booking (or nominee) must be the person checking in. Please notify in the event of late arrival. Arrivals will only be accepted when the resort is open for trade.   

Standard check-out time is 10:00am. Please contact our reception staff the night prior if you would like extend your check out time & we will try to assist if possible. If you wish to check-out later than the standard check-out time you must obtain approval from property management at least 12 hours prior to your scheduled check-out time. No late check outs are offered in our peak season.  

Later departure can incur additional room charges at Management discretion. No late check outs will be given requested on the check-out date itself & guests who fail to check out on time can also be charged a fee at Managements discretion. This fee can range between $50.00 and the maximum nightly room tariff.  

Early Departure:  

No refunds will be given on early departure and any outstanding balance will be deducted from the credit card provided.  

Travel Insurance:  

Banyan Tree Resort strongly recommends that at the time of booking you purchase comprehensive travel insurance to cover items including but not limited to: loss of booking amount through cancellation, loss or damage to personal baggage, loss of money and medical expenses. 

Licensed Bar: 

Banyan Tree Resort has a bar and licensed serving area. BYO alcohol is strictly not permitted within the licensed area. No open alcohol can be taken out of the licensed area. Minors under 18 years of age must be accompanied by a parent or guardian and will not be served. Proof of age must be supplied when buying alcohol.  

Resort Services:   

Any charges for services to you, not billed at the time of your departure, may be added to your account for settlement as arranged or may be charged to the same credit card used to pay the account at the time of departure. The same credit card used to settle the account may be charged at any stage for services provided prior to my departure and upon notification.  

Valuables:   

Any money or other valuables, goods and or vehicles which belong to you, and are brought onto the Resort grounds remain your responsibility and we are not responsible for their safekeeping. You agree that you will not make any claim against us for any damages or loss to your money, goods or valuables, regardless of how or where the loss or damage occurred.  

Smoking:   

Smoking inside any property is strictly prohibited. All rooms are non-smoking. If there is any evidence of smoking inside the property you will be charged an additional $500 for a specialized clean to eliminate odors. Please ensure doors and windows are closed if smoking on decks or in nearby courtyards. 

Pets: 

Pets are not permitted on the premises.

Behaviour and Noise Policy: 

Please be respectful of other guests and keep the noise to a minimum. Unreasonable noise will not be tolerated after 10:00 pm. A charge of $200 will apply if management deems it necessary to ask guests to cease unreasonable noise after 10:00 pm. We reserve the right to request people who are causing any disturbance day or night to leave. No refunds are applicable.  

Forgotten Items:   

Should any valuables be left in rooms it is the guests responsibility to get in touch with the resort to organise the return of those valuables. If no contact details are available, or valuables are not collected they will be held disposed.  

Loss of Keys:   

Please note that a $100 replacement charge will apply if the key and/or swipe card is not returned on departure. In addition to the above a $200 charge may apply to also change the lock barrel depending on the nature of the missing or lost key. This is left to the discretion of Management.   

Breakages, Damage and Cleaning: 

Extra cleaning and linen change can be arranged during your stay for an additional charge, at a cost to the guest. Please contact management for further details. On departure, your accommodation is to be left in a clean and tidy state. Extra cleaning charges will apply if this condition is breached and will be deducted from your deposit or credit card.  

Damages or breakages of furniture or furnishings must be reported to Management immediately. Breakages or damages to the property and all communal or external areas that are caused by any guest and/or a guest’s visitor will be charged and recouped in full of the guest’s credit card. Excess cleaning required on departure or replacement of items removed from the accommodation will be charged to the guest’s credit card. Furniture, fixtures and fittings are not to be altered or moved between rooms or properties. There will be a charge incurred if the furniture is not returned to its original location. 

Additional Charges: 

Management reserves the right to charge guests for the following, but not restricted to, all damages and breakages, lost keys, missing items, late departure, extra cleaning and unpaid expenses. Any additional charges will automatically be charged to the credit card provided as security at check-in.
